"Prep your home for a perfect market debut with our easy checklist."
Market-Ready Home Preparation Guide
Priority 1: Must-Do Essentials
Sparkle & Shine:
Deep clean your home a day before the photoshoot—think spotless floors, gleaming bathrooms, and dust-free surfaces.
Declutter all visible areas. Limit items on countertops, dressers, and nightstands to a select few decorative pieces.
Tidy up all bedrooms, making sure beds are neatly made and nothing is stored under them.
Remove all loose items from the yard, such as toys, tools, and sports equipment, to create a clean, open space.
Let There Be Light:
Turn on every light in the house—this includes overhead lights, lamps, and under-cabinet lighting.
Replace any burnt-out bulbs with matching wattages and temperatures to ensure even lighting throughout.
Open and straighten all window treatments—curtains, blinds, and shades should be uniform and allow maximum natural light in.
Curb Appeal:
Ensure your lawn is freshly mowed and all garden beds are weeded and mulched.
Arrange outdoor furniture in an inviting setup, and make sure patio areas are clean and clutter-free.
Clear the driveway by moving vehicles and hide any exterior trash bins.
Priority 2: Detailed Organization
Living Spaces:
Arrange cushions and pillows neatly on sofas and chairs, and fold or drape blankets attractively.
Clear coffee tables, end tables, and TV stands of any unnecessary items. Keep décor simple and elegant.
Hide visible cables and remove all remotes and small electronics from view.
Kitchen Ready:
Remove nearly everything from countertops, leaving only a few tasteful items.
Store away small appliances like toasters and blenders.
Ensure your refrigerator is clear of magnets, papers, and other personal items.
Remove any floor mats and ensure the kitchen floor is clean and clear.
Bedrooms & Bathrooms:
Keep bedroom surfaces like dressers and nightstands free of clutter. Neatly arrange any remaining items.
Ensure all laundry is out of sight, and nothing is visible under the beds.
In bathrooms, clear vanities of personal items. Only minimal, stylish décor should remain.
Close all toilet lids, and remove any cleaning tools such as plungers or toilet brushes from sight.
Overall Appearance:
Remove any personal photos and highly individualized décor (e.g., religious items, hunting gear, etc.).
Tidy up bookshelves, ensuring they are organized but not overcrowded.
Trim back overgrown trees and shrubs, and make sure walkways are clear and welcoming.
Priority 3: Extra Touches for a Lasting Impression
Final Adjustments:
If necessary, have carpets professionally cleaned to remove stains or odors.
Use light bulbs of the same color temperature throughout the home for a consistent look.
Organize closets and mudrooms to look neat, even if they might not be photographed.
Staging & Décor:
Set the dining table or island with simple, seasonal décor such as fresh flowers or a decorative centerpiece.
Consider adding a tasteful wreath to the front door or potted plants by the entrance to enhance curb appeal.
In bathrooms or other special areas, set the scene with plush towels, candles, or other luxurious touches.
Day of the Photoshoot:
Last Minute Prep:
Double-check that all lights are on, blinds are tilted to allow light in, and curtains are properly arranged.
Turn off all ceiling fans, televisions, and computer monitors.
Open the garage and move all vehicles out of sight.
Make sure pets are securely out of the way, and all pet-related items are hidden.
Peace & Quiet:
Ensure that the home is empty of people during the shoot, as their presence can be distracting and delay the process.
